CONTENTS OF DECISION

On December 31, 2019, the City Peoples Committee. Hanoi has issued Decision No. 30/2019 / QD-UBND on the price list of land types in the city area from January 1, 2020 to December 31, 2024.

Accordingly, based on profitability and favorable infrastructure conditions for living, business and service provision, the land position of the city is determined to consist of 04 locations:

- Position 01 adjacent to the road, street named in the price list of land is more profitable and the infrastructure is more convenient than the next locations.

- Positions 02, 03, 04 in the order of profitability and infrastructure conditions are less favorable than position 01.

In particular, the highest land price of the city is in the urban area of ​​Hoan Kiem district with 187,920,000 VND / m2, the lowest price in Ha Dong district is 4,554,000 VND / m2. The price of urban land in wards of Son Tay town has a maximum price of VND 19,205,000 / m2, a minimum of VND 1,449,000 / m2. The price of residential land in towns of districts has a maximum price of VND 25,300,000 / m2, a minimum of VND 1,430,000 / m2 ...

SCOPE OF APPLICATION OF DECISION

Land prices prescribed in Decision No. 30/2019 / QD-UBND on the price list of land types in the city are used as a basis in the following cases:

- Calculating land use fee.

- Calculating land use tax.

- Calculating fees and charges in land management and use.

- Calculating fines for administrative violations in the field of land.

- Calculate compensation to the State for damage caused in land management and use.

- Calculating the value of land use right to pay for the voluntary return of land to the State in case the returned land is land allocated by the State with collection of land use levies, recognized land use rights with collection of land use fees Use land and leased land with one-off payment of rent for the entire lease term.

Land prices prescribed in this Decision shall be used as a basis for determining land prices in these cases. Calculation of land use levy and land rent when the State allocates or leases land without going through auction of land use rights. The area in excess of the recognized land use right of a household or individual whose area of ​​land use levy or land rent is less than VND 30 billion.
