This land price list has a very large fluctuation compared to the current price list, but is still far from the market land price. However, land prices in areas, locations, road sections and routes have been reviewed and compared on a common ground. Agricultural land group

The highest increase is in communes in the districts:

Trang Bom (increase from 2.2 to 3 times)

Unification (increase 2.5 - 3 times)

Xuan Loc (increase 3-4 times)

Cam My (increase from 2.8 to 3.2 times)

Agricultural land in Bien Hoa City has many different rates of increase; the old wards have the lowest increase rate of 6 - 29%, the newly established wards have the highest increase of 4.3 times.

Non-agricultural land group

This group is adjusted to increase prices in most areas, locations and routes. In particular, urban residential land is supplemented with 14 new roads, bringing the total number of urban routes specified in the land price list to 510 and divided into 715 sections. Land prices in all routes increased, the common increase of 1.5 to 3 times compared to the current price. The highest price is VND 40 million / m2 on Road 30 - 4 (Bien Hoa City) and the lowest is VND 160,000 / m2 in Dinh Quan Town (Dinh Quan District).

Land group in rural areas

The new price list reviews and adds 75 new routes, concentrated in the districts of Vinh Cuu, Xuan Loc, Trang Bom and Cam My. Increasing the total number of roads in rural areas specified in the land price list to 43 routes, divided into more than 1,000 sections. The price of land in all roads has increased, at least 1.2 times and the highest is 18 times higher than the current price at the Huong Lo 2 route - Long Hung commune (Bien Hoa City).

Commercial and service land group

What is the land price in this Regulation?

According to Clause 2, Article 114 of the 2013 Land Law, the price list of land is used as a basis for the following cases:

- Calculating land use levies when the State recognizes residential land use rights of households or individuals for an area within the limit; It is allowed to change the purpose of using land from agricultural land, non-agricultural land other than residential land to residential land for the area within the quota of residential land allocation to households and individuals.

- Calculating land use tax.

- Calculating fees and charges in land management and use.

- Calculating fines for administrative violations in the field of land.

- Calculate compensation to the State for damage caused in land management and use.

- Calculating the value of land use right to pay for people who voluntarily return land to the State in case the land returned is land allocated by the State with land use levy payment, and recognized land use right with land use levy Use land and leased land with one-off payment of rent for the entire lease term.
