HANOI LAND PRICE LIST IN 2022 LATEST

According to Decision No. 30/2019/QD-UBND of the Peoples Committee of Hanoi, announcing the price list of all types of land in Hanoi for the period of 2020 - 2024. Below is the latest Hanoi 2022 land price list.

What is the land price list?

Land price list is a list of land prices for each type of land published annually by the Peoples Committees of the provinces and centrally-run cities on January 1, on the basis of the Governments regulations on the method of determining land prices. land prices and price brackets for different types of land.

Thus, each province/city directly under the central government will have its own land price list applicable to its locality.

During the implementation of the land price list, when the Government adjusts the land price bracket or the common land price in the market fluctuates, the Peoples Committee of the province shall adjust the land price list accordingly.

Latest Hanoi land price list: Where is the most expensive?

According to Decision No. 30 of the Peoples Committee of Hanoi City, announcing the price list of all types of land in Hanoi in the period of 2020 - 2024.
According to regulations, in the period from 2020-2024, the price list of all types of land in Hanoi increases by an average of 15% compared to the period 2014-2019, only the price of agricultural land remains the same. Specifically, for residential land in districts, an average increase of 16% for two-way main roads; an average increase of 12% for one-way roads; the remaining routes increased by 15% on average. Commercial and service land in the districts is adjusted by 62 - 65% of the price of residential land after adjustment. In which, for 4 districts (Ba Dinh, Hoan Kiem, Dong Da, Hai Ba Trung) adjusted by 65%, the remaining districts adjusted by 62%.

The price of non-agricultural production and business land that is not commercial and service land in the districts also increased by 16% on average for two-way main roads; 12% increase for one-way routes; 15% increase with the remaining routes.
In Son Tay districts and town, the average residential land price list increased by 15% for national highways and roads within the township; an average increase of 12% for provincial roads and main roads in communes; adjusted to increase by 10% on average for the remaining roads and roads in rural residential areas. For commercial and service land in districts and towns, the average increase is 10-15%; The price list of non-agricultural production and business land that is not commercial and service land will remain the same…
According to the new land price list, the maximum urban land price in the inner city is in Hoan Kiem district, on Hang Ngang, Hang Dao and Le Thai To streets, priced at nearly 188 million VND/m2; The lowest price in Ha Dong district is more than 4.5 million VND/m2.

In Son Tay town, the maximum price of urban land in the wards is more than 19 million VND/m2 and the lowest is 1.4 million VND/m2. The maximum price of residential land in townships in the districts is more than 25 million VND/m2, the minimum price is 1.4 million VND/m2.
The price of rural land in Hanoi city in the communes bordering the district is the highest 32 million VND/m2 and the minimum more than 2.2 million VND/m2. The maximum price of land along the main road is more than 17 million VND/m2 and the minimum is 670 thousand VND/m2. The remaining rural residential area has the maximum price of 3.2 million VND/m2, the minimum price is 495 thousand VND/m2.

Purpose of promulgating the Hanoi land price list

Once every 5 years according to the 2013 Land Law, provinces/cities issue land price lists as a basis for calculating prices of various types of transactions and procedures related to land and real estate in the area. province/city, for the following purposes:

Calculating compensation to the State when causing damage in the management and use of land;

To serve as the basis for calculating land use fees when the State recognizes the residential land use rights of households and individuals for the area within the quota; permit the change of land use purpose from agricultural land, non-agricultural land that is not residential land to residential land for the area within the quota of residential land allocation to households and individuals;

Calculation of fees and charges in land management and use;

Calculation of the value of land use rights to pay to people who voluntarily return land to the State in case the returned land is land allocated by the State with collection of land use levy, recognition of land use rights with collection of use levy land or leased land with one-off rental payment for the entire lease period;

Calculating land use tax in Hanoi;

Calculating fines for administrative violations in the field of land in Hanoi;

Calculation of land use levy and land rent in case the State allocates or leases land without the form of land use right auction, the area exceeding the limit for recognition of land use rights of households , individuals whose area for calculation of land use levy or land rent of a land parcel or land plot has a value (determined according to the price in the land price list) of less than VND 30 billion.

Decision 30/2019/QD-UBND takes effect from January 1, 2020; replace Decision 96/2014/QD-UBND dated December 29, 2014 and Decision 19/2017/QD-UBND dated May 30, 2017.
